SOI script: Asking for referrals.

“ Hi _____, this is John Smith at ABC realty, how have you been? this is a quick call about business. Im reaching out to remind you that im in Real Estate. you see, statistics show that our clients are going to run into 6 to 10 people over the next 12 months that are looking to buy or sell a home, so can I ask you for a favour?

(if yes…)

“I prefer to grow my business by word of mouth, so when you bump into those people would you be willing to refer my services and call me with their contact information

(Pause and wait for response)

“Thanks! Oh and since I’ve got you on the phone, do you happen to know anyone that is thinking about buying or selling a home right now?”

“Thanks for all your help”

Expired listing scripts: When they answer

“ Hi, im looking for _______, this is John Smith calling from ABC Realty. I’m calling because, as you know your home has come up on expired listings. Im calling to see when you plan on hiring the right agent to sell your home

Expired listing scripts: For leaving voicemails

“ Im calling about your home for sale, 123-456-7899”

FSBO - For sale by owner.

This doesn’t have a direct script. This shows us 3 key questions to ask

  1. “If i brought you a qualified buyer, would you be willing to pay me 3% commission?”

  2. “How long are you going to try and sell your home on your own before explore other options?

  3. “ If you don’t sell your home by that time, what other options will you consider?”

Just listed script

“Hi I’m John Smith with ABC Realty. We just listed a home for sale in your neighbourhood on 123 Banana St for $300,000, we often find that the ultimate buyer of a home is a friend or family member. Since we are doing everything we can to sell the home, we ask if you know anyone who may be interested in moving into your community?”

Answer: No

“Great! i Truly apperciate your time to try and help. So tell me, when do you plan on moving?

Answer: No plans

“ Fantastic! how long have you lived in your home?

Answer: 5 years.

“Terrific! Where did you live before that?

Answer: Denver, Colorado

“Excellent, how did you choose this community?”

Answer: To be near family.

“Wonderful, so if you were to move, where would you move next?

Answer: Florida.

“Exciting, when would that most likely be?”

If their answer is 6 months or less, continue.

“Did you know that it can take up to 6 months to prepare your home, market it and sell?

Answer: No

“Great, so do you want your home sold in 6 months or do you want to start the process in 6 months?”

Answer: Sold

“ Perfect. All that we need to do to start you on your way to Florida is pick a time to get together. How does that sound?

Answer: Great

“ Excellent, would Wednesday or Thursday at 4pm work better for you?

Hi I’m John Smith with ABC Realty, we just sold a home for sale in your neighbourhood on 123 Banana St for $300,000 and when one neighbour sells a home, typically 2 or 3 more homes go up for sale in the same neighbourhood and sell right away. I was curious to when you plan on moving?

Answer: No plans

“ Fantastic! how long have you lived in your home?

Answer: 5 years.

“Terrific! Where did you live before that?

Answer: Denver, Colorado

“Excellent, how did you choose this community?”

Answer: To be near family.

“Wonderful, so if you were to move, where would you move next?

Answer: Florida.

“Exciting, when would that most likely be?”

If their answer is 6 months or less, continue.
