Summary
This is how to schedule a final walkthrough with a buyer or Seller Client in preparation for closing. It is important to communicate very clearly as mistakes hurt our professional appearance.

FIRST EMAIL - Send a month prior to closing.
Subject: Final Walkthrough on (Property)
CC: Clients, Admin, Nick, Buyer Agent (if applicable)
Hi (Clients),
Stephanie Ross here from Nick Fundytus’ team. With your closing coming up on (Date), Nick has asked me to coordinate the final walkthrough for you on (property). Usually these happen during the last week prior to closing, but we can do them anytime that works well for you and the sellers. Please let me know two days and times that would work well for you and I’ll coordinate with Nick and the Sellers.

Stephanie Ross
SECOND EMAIL - Send as soon as showing is booked

Hi (Clients),
I’ve booked your final walkthrough for (Date and Time). You can consider it confirmed unless you hear otherwise from me and Nick will meet you at the property. If you are planning on doing any painting or decorating immediately after move-in, it’s a great idea to bring along your paint swatches and measuring tape to this appointment.
Regards,
Stephanie Ross
Best Practices
Final walkthroughs generally happen in the last week prior to closing, but should be scheduled about a month in advance so that they’re easier to fit in and not forgotten about.
