BUYER - SETTING UP AUTO-EMAIL - FIRST EMAIL

BUYER OFFER DOCUMENTS - EMAIL EXPLANATIONS

Please find attached all documents we'll be submitting with an offer at property address

I've also attached the explained versions of these documents for your reference, with simple-language text in red that will aid in understanding the clauses of the contract. A short explanation for each of these documents follows below.

  1. Form 127 - Conditions in Offer - Buyer Acknowledgement is an acknowledgement by the buyer that we have willfully excluded the initialed conditions from our offer.

  2. Form 320 - Confirmation of Co-operation and Representation is a confirmation between all 4 parties (buyer, seller and both their respective agents) of representation (who represents who?), and compensation (who's paying commissions?). In this case, the seller is covering the entirety of commission payments.

  3. Form 300 - Buyer Representation Agreement is an agreement between the buyer and a brokerage that the buyer will be represented by the brokerage for the purposes of buying a residential property in Ottawa.

  4. Form 810 - Working with a REALTOR is an acknowledgement which lists the different kinds of relationships possible between a realtor and a buyer/seller: One could be the customer of a realtor, or his/her client. The biggest and most significant difference between the two forms of representation is as follows: when a realtor is representing a client, he/she must act to protect the client's best interests. When working with a customer, a realtor must only act with fairness and integrity, but has no lawful requirement to act in a customer's best interest.
