What is it and Why do it?
Every Thursday, we provide a Weekly Market Update to our seller clients who we have an Active or Conditional listing for.
These Weekly Market Updates allow us to communicate what the market is doing around their listing and how their listing is performing on MLS/Realm and Realtor.ca
Not only does this give our clients the ability to see how their listing is performing, but it shows them that we are on top of their listing and gives us a chance to send them a “face-to-face” BombBomb video.
Weekly Market Updates
Data Collection: Open active listings in FUB and their corresponding Seller Intake Sheets.
Stats (Realm):
Use the Listrac tool (Nick’s account) for performance stats.
Navigate to each listing in the Listrac tool and copy each listing’s stats: Cumulative Views, Cumulative Favourites, and Cumulative Shares
Check "Market Happenings" (Chelsea’s account) for nearby solds and new listings (last 7 days).
Navigate to the Contact button at the top of the main page in Realm.
Find a pre-existing search that has been set up for each respective property
If no search has been set up yet (i.e. for new listings) create a new search (see below for details on creating a new Market Search)
For each property, sort the listing near by “Days on Market” and quantify how many new properties have been listed in the past 7 days
Scroll through the list of properties and quantify how many properties have been Conditionally Sold (marked with “SC”)
Make note of how many properties are listed in Total
Filter properties by Unavailable and in the more filters tab, filter by what has sold within the last 7 days and note the Address and Price of each Sold property within the last week
Include all of these 4 stats in the Market Watch Tab in the Google Sheet
Stats (Realtor.ca): Log lifetime views, favorites, and photo views into the Google Sheets.
Ask our Marketing Lead, Hannah, for the Marketing Stats for the past week
Communication: * Copy the "Market Update" template into a FUB email to all clients we communicate with on the file
Use BombBomb to record a video walking the client through the stats.
In the BombBomb, greet the client and provide them with the stats for the past week
For new listings:
Introduce yourself
Give a brief overview of why we do a Weekly Market Update
Explain each statistic and why it may be of interest to the client
If creating a new email for a new listing, be sure to paste a link of the google sheet in the email as well as including a hyperlink to the Listrac stats for the client to view throughout the life of their listing
