Booking Pre-Listing Appointments

Booking Pre-List Inspection

  • Contact: Scott @ The Full Storey.

  • Action: Call or text to schedule a pre-listing inspection.

  • Note: Allot approximately 1.5 hours for this appointment.

Cleaning Appointments

  • Contact: James @ Blue Sponge Cleaning.

  • Action: Call or text to schedule cleaning.

  • Timing: Aim for 3–6 hours of cleaning, ideally the day before the photo appointment.

Photo Appointments (via Ardent)

  • Navigate: Click the Booking button in the top-right corner of Ardent.

  • Details: Input the property address and select the appropriate package:

    • Condos/Rentals: Photos + 360 View.

    • Houses/Sales: Full "All-In" package (including video).

  • Notify: Post a confirmation in the Google Chat space once booked.

General Appointment Protocol

  • Team Sync: Notify the team via Google Chat immediately after any booking.

  • Client Sync: Inform the seller of the date/time and log the appointment in their Follow Up Boss (FUB) file.

Obtaining Listing Documents

MPAC Reports

  • Navigate: In Realm, go to the 9-dot menu and select Propertyline Shop.

  • Purchase: Search the address and purchase the $9 MPAC report.

  • *upload to the client facing Google Drive Folder

HoodQ

  • Navigate: Search HoodQ, input the address and download the full HoodQ report.

  • *upload to the client facing google drive folder

GeoWarehouse Reports

  • Navigate: In Realm, go to the 9-dot menu and select GeoWarehouse.

  • Search: Search the for the address of the property you are listing

  • Download: Click My Property Report and download the suggested information. Then uncheck everything except for the property details and demographics and download that pdf as well.

  • *these will both be uploaded to the client facing google drive folder

Requesting Status Certificate for Condos

  • Find condo management company either from Seller or from realm listings

  • From the geo report put in data into the certificate request fields on condo management company website

  • Request

  • When you get email with E-transfer or credit card invoice payment, upload to Monday
