Here’s how to send an annual or semi-annual home equity update.

Starting on the client’s Follow Up Boss page;

1. Open an email draft.

2. Click on Templates.

3. Type “home checkup” in the email templates’ search function.

4. Select Home Equity Checkup - Annual or First Semiannual Email.

5. Click on Insert BombBomb Video right after the “Hi [client’s first name]”, and before the rest of the email’s text.

6. Click on Record Screen.

7. Record a video similar to the one below, with this approximate script:

“Are you interested in what's been selling around you? Here's a home checkup for your place. I thought that since you get your teeth checked twice a year at the dentist, you might like to hear from me periodically to get a checkup on your home value.

[switching to the page with the recent sales] Here’s what actually sold around you. Your home is different / the same because [xyz reasons].

If you’d like a detailed opinion of the value of your home, let me know a good time to pop by your place and I’ll follow it up with a report.

Thanks for tuning in, and I look forward to reconnecting soon!”

Example of a video:

8. End your video, and give it a title. Example: “Sarah’s Home Equity Update - March 2026”.

9. Click Save and Insert Video.

10. Add a link to the pertinent recent sales in the email (include MLS sales of similarly-styled homes since last equity update, or at most in the last 6 months-1 year; you want at least 2-3 sales to be included in the linked list, but no more than 5-10).

11. Send the email.

12. Give the client a call — or a voicemail + text if no response to the call — to alert them of the update in their email inbox, and offer a more detailed analysis of the home’s market value if they’d find it worthwhile.

Example script:

“Hi [client’s first name], I wanted to alert you that I just sent a short equity update for your home on 123 Banana St via karim@nickfundytus. When you have a chance, let me know what you think of it and if future updates would be helpful.

At the same time, please know that I’m happy to provide a more detailed analysis of your home’s value at your convenience.

Thanks again! [catch up with them, if you feel like it].
