This process outlines the standardized method for preparing materials and generating scripts for property listing videos. By utilizing centralized data and AI-driven script generation, we ensure that our listing videos are accurate, professional, and consistent with the "People-First" brand.

Phase 1: Pre-Scripting Requirements

Before any script writing begins, the Operations seat (or the Realtor assigned to the listing) must ensure that the following documents are uploaded to the property's Google Drive folder within the Client-Facing Files subfolder:

  • Completed New Client Intake Form: Containing property details and seller motivations.

  • Geowarehouse Report: For legal descriptions and property history.

  • MPAC Level 2 Report: For official square footage and structural data.

  • Pre-list Inspection Report: To identify key features or areas to address in the video.

Phase 2: Script Generation

The team member creating the listing (typically from the Marketing or Realtor seat) is responsible for generating the initial draft using our custom AI tool.

  1. Access the Tool: Navigate to the New Listing Script Generator.

  2. Input Data: Share the specific Google Drive folder (containing the reports listed above) with the Gem.

  3. Refine: Add any specific "hooks," unique property stories, or specific team-member scripts that need to be included.

  4. Drafting: The Gem will generate a script tailored to the property’s specific strengths.

Phase 3: Review and Distribution

Once the script is generated, it must be refined for "voice" and accuracy before it is sent to the production team.

  1. Verification: Copy-paste the generated script into a new Google Doc. Check for technical accuracy (e.g., matching MPAC data) and ensure the tone aligns with our brand guidelines.

  2. Sharing: The final Google Doc must be shared with the following seats and individuals:

    • Visionary/Integrator: Nick

    • Operations/Finance: Chelsea

    • Sales Lead/Realtors: Karim, Tay

    • Marketing & Marketing Assistant: Hannah, Keegan

    • Editing Team: Ardent Media

Phase 4: Shoot Day Readiness

  • Review: All team members appearing in the video must review the finalized script at least 24 hours before the shoot.

  • Preparation: Team members should be ready to record upon arrival to maximize the efficiency of the videographer's time.
