This playbook outlines the standard operating procedure for arranging property cleanings for new listings. To protect listing marketing quality while maintaining baseline financial consistency, the Nick Fundytus Team covers the cost of a baseline professional deep clean during the pre-list phase. Any additional specialized cleaning services are treated as optional, client-funded add-ons using our preferred partner's rate sheet.

1. Policy Overview & Scope

Our "People-First" philosophy dictates that we include professional preparation to ensure our clients' homes stand out when they go live on the market. To maintain team margins, we want to ensure that what we include as part of our deep clean is clear and consistent for all clients:

  • Team-Covered Standard: A professional baseline deep clean of all kitchens, bathrooms, bedrooms, and general living spaces completed after decluttering but prior to media production.

  • Client-Paid Add-Ons: Specialized, intensive cleaning tasks (such as carpet steam extraction or appliance interiors) that clients can choose to purchase out-of-pocket at their own expense.

2. Done Right Cleaning Package

The following chart outlines exactly what is included in the team's standard pre-list cleaning package versus optional client-paid upgrades:

Note: All add-on pricing above is provided for informational baseline purposes based on our vendor agreements. The Client or Operations seat must confirm total estimates directly with Done Right Cleaning prior to booking.

3. Step-by-Step Operational Workflow

Step 1: Presentation

  • Responsible Seat: Realtor

  • Timing: During the initial listing presentation/First Meeting.

  • Action: The Realtor presents the team's pre-listing steps. The Realtor pulls the marketing checklist as well as the Done Right Cleaning Service Chart out of the physical Listing Box and delivers it to the seller. The Realtor explains that the team fully covers the baseline deep clean to prepare the home for photography, and moves through the right-hand column to let the client select any appliance or carpet add-ons they wish to purchase.

Step 2: Handoff

  • Responsible Seat: Realtor

  • Timing: Immediately upon securing signed listing documents.

  • Action: The Realtor introduces the clients to the Operations seat and lets them know to reach out once they’re about a week or two away from being ready for the cleaning and photos (the sooner we have a timeline the better, to ensure we can get a cleaning that that is convenient for the clients).

Step 3: Coordination & Vendor Booking

  • Responsible Seat: Operations

  • Timing: Once the client lets you know that they are 1-2 weeks away from being ready for photos.

  • Action: Operations communicates with the Seller regarding their preference for when the cleaning takes place, and outlines what is included in our deep clean package (attach above chart in the email), offer them the option to purchase add-ons, if desired. Operations contacts Done Right Cleaning to book the project:

    1. Book the standard baseline deep clean billed directly to the Fundytus team account.

    2. Request a separate, itemized quote/invoice for the client's elected add-ons (e.g., carpet cleaning or interior oven detailing). Provide the client with the quote for their add-ons for their acceptance/review prior to confirming the booking.

Step 4: Billing & Financial Reconciliation

  • Responsible Seat: Operations / Finance

  • Timing: Once clean has been completed.

  • Action: Operations adds the invoice details to the Monday.com Invoice Board and DEXT. For client add-ons, Operations ensures that Done Right Cleaning invoices the client directly.
