The Monthly Market Update (MMU) provides timely insights into the Ottawa real estate market and is distributed through YouTube, social media, and newsletters. This process ensures consistent branding, accurate market data, and coordinated publishing across channels.
Phase 1 — Market Data & Script Creation

At the beginning of each month, the Ottawa real estate market statistics are released in Habistat.
Steps
Review Monthly Market Statistics
Access the latest Ottawa market statistics via Habistat.
Develop the Monthly Market Script
Draft a script summarizing the key market insights.
Include speaking sections for each agent featured in the video.
Identify Supporting Visuals
In the right-hand column of the script, indicate any visual elements required, including:
Charts
Key statistics
Price comparisons
Market highlights
Other supporting graphics
Distribute Script to Agents
Share the finalized script with agents responsible for filming their sections.
Agent Filming & Upload
Agents record their assigned segments.
All video files are uploaded to Google Drive in the designated MMU folder.
Once all footage is uploaded, ownership transitions to the Marketing Team.
Phase 2 — Visual Production & Video Editing
Owner: Marketing Assistant
1. Download and Review Assets
Performed by Marketing Assistant.
Download all agent video clips and the finalized script from Google Drive.
Review the script to identify all required statistics and visual elements.
2. Create and Update Visual Assets
Performed by Marketing Assistant.
Using Canva:
Update existing MMU graphic templates with current statistics.
Create any new one-off visuals required, such as:
Market charts
Key statistic graphics
Price comparisons
Callout highlights
3. Edit the Video
Performed by Marketing Assistant. Editing of the video should take approximately 1 hour. If editing time is significantly higher, consider removing added flairs, and check in with Marketing Director.
Combine all video segments and visuals into the final MMU.
Ensure the following elements are included:
Agent Introductions
Each agent must appear with a pop-up containing their name and title.
Data Visualization
Include all charts and visuals referenced in the script.
Title Screen
After Nick’s introduction, add a title slide featuring:
Full logo (including tagline)
“[Month] Market Update” (Example: March Market Update)
Closing Screen
End the video with the full logo.
If available, consider including a short montage of recent client events with a caption identifying the event.
If editing time is running high, consider short-to-no montage.
Music
Add light background music.
Ensure the volume does not interfere with spoken audio.
Share draft with Marketing Director.
Phase 3 — Captions & YouTube Preparation
Owner: Marketing Assistant
1. Generate Captions
Upload the final video to HappyScribe.
Generate machine captions.
2. Caption Review
Review captions for accuracy. Watch especially for spelling of agent names, place names, real estate terms, and frequently-used short-forms (i.e. MLS, OREB, RECO, OC Transpo), as these are regularly misunderstood by HappyScribe.
Download finalized captions as .SRT file.
3. Create Thumbnail
Using Canva:
Update the MMU thumbnail template with the current month and visuals.
4. Write YouTube Title & Description
Title requirements
Must include Ottawa
Must reference the current market conditions or insights
Example:
Detached vs Condos: Where Ottawa’s Real Opportunities Are Right Now
Description should include
Month and year (i.e. Recapping all of Ottawa’s real estate news in March, 2026).
Contact information
Major market highlights (e.g., buyer’s market, balanced market, price trends)
5. Upload to YouTube
Upload the final video and include:

Title
Description
Tags
End cards (subscribe + recommended video)
Additional relevant cards (i.e. recent podcasts, explanation videos)
Set as draft and have Marketing Director review.
Phase 4 — Publishing & Distribution

The MMU must be completed and published before Friday of the release week to ensure inclusion in weekly communications.

Marketing Director includes the MMU in:

2. Social Media Visuals
Using Canva:
Update the MMU social media template with the latest statistics.
3. Create Social Media Video
Extract a short introductory clip from the MMU.
Format it as vertical (9:16) for social media.
4. Publish to Facebook & Instagram
Post as a carousel, including:
Slide 1 — Intro video
Slide 2+ — Market statistic graphics
5. Publish to LinkedIn
Upload the full MMU video with:
A more professional tone
A concise overview of key market insights
Phase 5 — File Archiving
Owner: Marketing Team
Upload the following assets to Google Drive:
Final video file
.SRT captions file
Thumbnail
Social media graphics
Short-form video clip
Ensure files are stored in the appropriate MMU monthly folder.
Process Completion
Once the video has been published, distributed, and archived, the Monthly Market Update process is complete.
