  • 1st visit to the Home 9/1/21:

    • Inspections: house, pool, and termite - need sufficient time to react to findings

      • Pool - which will be completed today

      • House - which we still need to schedule

      • Termite - which needs to be done but I think the seller pays for that, so I'm assuming they order it, is that right?

    • Insurance: You already have that lined up

    • Money Movement for Closing: I think you have this in your head, but probably need to finalize the insure there is no gotchas

      • Make sure we don't have anything we are missing to make the house ready for purchase (from our side) in 21 days.

    • Rental Agreement - Received from Hunter

      • Start a list of what it takes to make it long-term rental readiness

  • 2nd Inspection 9/5/21

    • Washer (Roper) and Dryer )LG): condition dirty and older, looks like gas but has an electric outlet for dryer 5ft wide for both and 2/26 depth

    • Water Heater was 2018 installed and 12/25/18 age with straps

    • Refrigerator - old and dirty in garage - Hotpoint

    • Storage in garage with work bench - wooden frame shelves (Stay or go?) So much stuff can’t really see anything in this area

    • Carpet in the house will need to be cleaned

    • Window treatments - all windows have window treatments which are ok condition.

    • Pool - heater in good condition, there is one issue that the tile and concrete needs to be resealed and the pool needs some some cleaning on the bottom.

    • Kitchen refrigerator and Micro - Kenmore elite - good condition

    • Stove/oven - Kenmore - really dirty and seems very old. electronic

    • Closets and cabinets in the kitchen very full of stuff and very dirty - probably would need shelf paper

    • Garage door - did open but the small door could not be opened, because too many things up against the door

    • Doors and floor boards need painting

    • Sliding door to the back yard in the kitchen and the window facing the back yard in the living room need to be replaced. The sealing looks like it is broken

    • Research: patio door ~$650; Window - ~$600, Stove electric -~$550

    • The house does smell and is really dirty, so it would require a deep clean, windows would require cleaning
